As we reach the halfway point of 2026, the Truckee luxury real estate market continues to demonstrate both resilience and a noticeable return to more normalized market conditions. While the urgency and broad-based appreciation experienced during the pandemic years has subsided, demand for Tahoe’s premier lifestyle communities remains strong, particularly for properties offering exceptional design, desirable locations, and compelling value relative to competing inventory.
The first half of the year has been defined by a growing separation within the luxury segment. Trophy properties and best-in-class homes continue to command premium pricing, with multiple sales above $8 million and continued strength at the very top of the market. However, buyers have become increasingly disciplined, creating a clear distinction between homes that are strategically positioned and those relying solely on limited supply or past market momentum.
Perhaps the biggest shift entering the second half of 2026 is the return of buyer choice. After several years of historically constrained inventory, many luxury communities are seeing more available homes come to market. This increase in options has not reduced demand, but it has changed buyer behavior. Today’s luxury buyers are taking their time, comparing opportunities across communities, and carefully evaluating pricing, condition, architecture, and overall lifestyle value before making decisions.
The result is a healthier and more balanced luxury market. Sellers with exceptional properties and realistic pricing strategies are still achieving strong outcomes, including quick sales and off-market transactions. Meanwhile, homes entering the market with ambitious pricing are experiencing longer marketing periods and increased negotiation.
As always, Truckee’s luxury market cannot be viewed through a single lens. Each community continues to perform differently based on inventory levels, amenities, buyer demographics, and overall value proposition. Below is a community-by-community breakdown of how Truckee’s premier golf and ski communities performed through the first half of 2026.
Martis Camp
Martis Camp delivered another impressive month in June with three closed sales totaling nearly $25 million, further solidifying its position as the benchmark for luxury real estate in Truckee-Tahoe.
The highest sale of the month occurred at 8186 Valhalla Drive, which closed for $10.25 million. While the property ultimately required an extended marketing period, the sale demonstrates continued buyer willingness to transact at the highest levels of the market when presented with rare inventory. Another notable transaction occurred at 8458 Valhalla Drive, which closed at $8.995 million, further highlighting the strength of demand within the community’s upper tier.
Perhaps equally important was the sale of 8233 Olana Court, which closed at $5.675 million with zero days on market. Similar to previous months, this reinforces the ongoing trend that highly desirable Martis Camp properties are frequently trading privately or with limited market exposure before reaching the broader buyer pool.
Even as buyers become increasingly analytical, Martis Camp continues to operate within its own segment of the market. Limited supply, unmatched amenities, and the community’s established reputation continue supporting premium pricing.
Lahontan
Lahontan did not record any closed sales during June, marking a noticeable pause in activity for one of Truckee’s most established luxury communities.
Unlike some prior periods where limited transaction volume was largely the result of constrained inventory, today’s Lahontan market is experiencing a different dynamic. With inventory levels increasing and buyers having significantly more options to choose from, pricing strategy has become increasingly important. Many buyers remain highly interested in the community, but they are carefully evaluating asking prices relative to home age, condition, location, and competing opportunities.
This shift reflects a broader trend occurring throughout the luxury market: demand has not disappeared, but buyers have become more selective and value-conscious. Lahontan continues to offer many of the attributes luxury buyers prioritize; privacy, architectural quality, mature landscaping, golf, and an established private club environment, but today’s buyers are showing a willingness to wait when pricing feels disconnected from current market conditions.
As we move deeper into the summer selling season, Lahontan will be an important community to watch. With elevated inventory levels creating more competition among sellers, homes that are thoughtfully positioned and aligned with buyer expectations will likely separate themselves from those relying solely on the strength of the community’s reputation.
Schaffer’s Mill
Schaffer’s Mill recorded three sales during June, demonstrating continued liquidity within one of Truckee’s most balanced luxury communities.
Sales ranged from approximately $1.675 million to $2.75 million, highlighting the diversity of ownership opportunities available within the community. The strongest example of buyer demand was 10236 Valmont Trail, which closed at $1.675M in an off market deal. Meanwhile, other transactions required longer exposure before finding alignment with the market.
That range of outcomes continues to tell an important story about today’s luxury buyer. Demand remains healthy, but buyers are carefully evaluating each property based on condition, location, and overall value. Homes that align with expectations can still move quickly, while others require patience and strategic pricing.
Schaffer’s Mill continues benefiting from its unique position within the Truckee luxury landscape. With newer construction, private amenities, golf, and convenient access to both downtown Truckee and Northstar, the community remains highly attractive to buyers seeking a resort lifestyle without entering the highest price points of the market.

Gray’s Crossing
Gray’s Crossing recorded two closed sales during June, continuing its momentum as one of Truckee’s strongest value-oriented luxury communities.
The highest sale occurred at 11551 Ghirard Road, which closed for $2.965 million after just 14 days on market. The quick transaction and above-list closing price demonstrate that buyers remain willing to compete for high-quality homes that are positioned appropriately. Additionally, 11761 Bottcher Loop closed for $2.52 million, further supporting continued demand for newer construction within the community.
Gray’s Crossing continues occupying an attractive position in the market by offering newer homes, golf course living, and convenient access to downtown Truckee at a more approachable price point compared to the region’s ultra-luxury private club communities.
As buyers become increasingly selective, Gray’s Crossing remains well-positioned due to its combination of lifestyle amenities, relative value, and quality of available inventory.

Old Greenwood
Old Greenwood did not record any closed sales during June.
Similar to prior months, the lack of transactions is more reflective of the community’s smaller inventory base than a meaningful shift in buyer demand. Old Greenwood has historically experienced periods of limited activity due to fewer available homes and a highly lifestyle-driven ownership profile.
The community continues appealing to buyers seeking golf, Tahoe Mountain Club amenities, and proximity to both downtown Truckee and Northstar. As the summer golf season progresses, additional inventory will provide a clearer picture of buyer demand within the community.

Northstar Homes
Northstar Homes did not record any closed sales during June.
Although sales activity was limited, the community continues benefiting from many of the same fundamentals that have supported demand throughout recent years: established neighborhoods, larger homesites, mature forest settings, and access to one of Tahoe’s premier ski destinations.
Compared to newer resort developments, Northstar continues offering buyers a compelling combination of lifestyle, amenities, and relative value. Access to Northstar Property Owners Association (NPOA) amenities for $1,700/year remains one of the best values in the area. As summer inventory builds, buyer response to available properties will be an important indicator heading into the second half of the year.

Northstar Village
Northstar Village did not record any closed sales during June.
Transaction volume within the Village naturally varies month-to-month due to limited inventory and the smaller number of available residences. However, buyer interest remains centered around the same core advantages: convenience, walk-to-ski access, turnkey ownership, and year-round resort amenities. In ski-centric real estate, timing is everything. Understanding seasonal trends, inventory cycles, and buyer behavior can make a meaningful difference when buying or selling. As summer visitation increases throughout Northstar, the Village continues to appeal to buyers seeking a low-maintenance Tahoe ownership experience with immediate access to recreation.
Mountainside
Mountainside did not record any closed sales during June.
While transaction activity was quiet, the community remains one of Northstar’s most unique luxury offerings. With modern mountain architecture, direct ski access, and highly curated amenities, Mountainside continues occupying a distinct position within Truckee’s luxury market.
Given the limited number of homes within the community, monthly sales activity can vary significantly. However, the broader demand for newer, turnkey, lifestyle-driven properties remains strong, and Mountainside continues to represent one of the most differentiated ownership opportunities in the region. When searching within Truckee’s smaller luxury communities, such a Mountainside, early conversations matter. With limited inventory and many opportunities trading privately, please reach out to discuss available homes, upcoming listings, and off-market opportunities.
