October 2026 Truckee Luxury Real Estate Market Update: A Community-by-Community Breakdown

October 2026 brought a noticeable seasonal slowdown across Truckee's premier golf and ski communities, with just 10 closed sales generating approximately $30.1 million in total transaction volume. That represents a substantial retreat from September's exceptionally active 23 transactions and more than $102 million in sales. While the decline is significant, it also reflects the familiar transition from Tahoe's peak summer selling season into the quieter fall and winter months.

Perhaps the most interesting development was the growing contrast in buyer behavior across individual communities. Northstar Homes recorded three transactions, all closing above asking price and after remarkably short marketing periods. Meanwhile, properties in Lahontan, Gray's Crossing, and Schaffer's Mill required considerably more patience and meaningful price concessions. This divergence reinforces a theme that has defined much of 2026: luxury buyers remain active, but they are increasingly selective about where they perceive value.

As the region prepares for another ski season, October also highlighted the importance of looking beyond transaction volume alone. Several of Truckee's smaller luxury communities recorded little or no activity, while Northstar's established residential neighborhoods demonstrated particularly strong demand. The broader market remains healthy but increasingly nuanced, with property condition, pricing strategy, community amenities, and seasonal lifestyle considerations playing an outsized role in determining which homes attract buyers.

Martis Camp

Martis Camp recorded one substantial closing during October, with 8184 Fallen Leaf Way selling for $6.425 million after 54 days on market. The property closed just below its $6.495 million asking price, representing approximately 99% of asking. *Notably, the home is a 1 bed, 1.5 bath, 1,138 sqft cabin on 1.4 acres which is why the month shows a large increase in average price per sqft. These properties allow for a larger estate to be built on them, relegating the smaller cabin to be used as a guest home.

Following September's extraordinary five transactions totaling more than $45 million, October's quieter performance illustrates how quickly activity can fluctuate within even Tahoe's most established ultra-luxury community. The absence of multiple eight-figure transactions naturally contributed to the broader decline in luxury sales volume across Truckee. Ironically, there are only 8 figure properties available on the open market.

Nevertheless, Martis Camp continues operating in a category largely of its own. Its combination of private club amenities, architectural distinction, expansive homesites, and access to Northstar creates an ownership experience that remains exceptionally difficult to replicate. While transaction activity may fluctuate considerably from month to month, demand for exceptional properties continues to support the community's position at the top of the Truckee–Tahoe luxury market.

Lahontan

Lahontan recorded one substantial closing during October, with 340 Elias Baldwin selling for $3.8 million after 54 days on market. The five-bedroom, approximately 5,936-square-foot residence ultimately closed nearly $500,000 below its $4.295 million asking price, representing a discount of approximately 11.5%.

The transaction is particularly interesting when viewed alongside September's $6.7 million closing at 10250 Dick Barter, which required 334 days on market and a substantial reduction from its original asking price. Both sales reinforce a pattern we've observed throughout much of 2026: buyers remain willing to transact at significant price points, but they are carefully evaluating value relative to competing inventory.

Lahontan continues offering one of Truckee's most compelling private golf club lifestyles, yet the community has experienced elevated inventory and increasingly selective buyer behavior throughout the year. October's closing provides further evidence that demand remains present, but sellers who recognize current market conditions and position their properties accordingly are better positioned to achieve successful outcomes.

Schaffer's Mill

Schaffer's Mill recorded one substantial closing during October, with 9337 Heartwood Drive selling for $4.65 million after 100 days on market. The newly constructed five-bedroom residence encompasses approximately 4,266 square feet and ultimately closed below both its most recent $4.995 million asking price and its original $5.195 million position.

The transaction represents another significant closing within Schaffer's Mill's increasingly sophisticated upper-luxury segment. Following September's five sales, including a $6 million transaction on Nine Bark Road, October reinforces the community's continued evolution beyond its traditional middle-luxury positioning.

However, the extended marketing period and approximately $545,000 reduction from the original asking price also illustrate that new construction alone does not guarantee immediate buyer response. Today's purchasers are carefully comparing architecture, finishes, location, and pricing against an increasingly competitive selection of luxury homes. Schaffer's Mill remains highly desirable, but even within one of Truckee's most active luxury communities, thoughtful pricing continues to make a meaningful difference.

Gray's Crossing

Gray's Crossing recorded two substantial sales during October, generating approximately $5.72 million in total transaction volume. The community posted a median sold price of approximately $2.86 million, continuing the strong pricing environment observed throughout much of the summer.

The two transactions tell notably different stories. 11454 Henness Road closed at its full $3.3 million asking price, recording zero days on market and suggesting a transaction arranged with little or no conventional marketing exposure. Meanwhile, 11585 China Camp Road required 130 days on market before ultimately closing at $2.418 million, approximately 13% below its $2.78 million asking price.

That contrast is particularly revealing. Two properties within the same community can experience dramatically different outcomes depending on design, condition, location, and pricing. Gray's Crossing continues attracting buyers seeking newer construction, generous homesites, championship golf, and convenient access to downtown Truckee at price points generally below the region's private club communities. However, October reinforces that buyers remain discerning, and even desirable neighborhoods are not immune to ambitious pricing.

Old Greenwood

Old Greenwood did not record any closed sales during October, following a single villa transaction in September.

The absence of activity is not particularly unusual for a smaller luxury community with a limited number of available properties. Old Greenwood has experienced considerable month-to-month variation throughout 2026, including three closings in July, no transactions in August, and one sale in September.

While October was quiet, the community's underlying appeal remains unchanged. Championship golf, Tahoe Mountain Club amenities, and proximity to both Northstar and downtown Truckee continue providing a compelling ownership proposition. As we enter the quieter winter months, buyers specifically targeting Old Greenwood may benefit from exploring potential off-market opportunities, particularly when available inventory becomes increasingly limited.

Northstar Homes

Northstar Homes emerged as October's most compelling story, recording three closed sales totaling approximately $6.36 million. The community posted a median sold price of $2.06 million, with all three transactions closing above asking price.

Perhaps most remarkable was the speed of the transactions. 1017 Martis Landing sold for $1.745 million after just four days on market, while 391 Skidder Trail closed at $2.06 million after only five days. Both properties sold above asking, demonstrating the strong buyer response that well-positioned Northstar inventory continues generating.

The month's standout transaction was 1949 Gray Wolf, which closed at $2.55 million after just 14 days on market; approximately $160,000 above its $2.39 million asking price. Taken together, the three transactions suggest that buyers are increasingly motivated to secure desirable Northstar properties ahead of the approaching ski season.

This is particularly noteworthy given the broader market's more measured pace. Northstar's established residential neighborhoods continue offering an attractive combination of mature mountain character, resort access, and relative value compared with newer luxury developments. As winter approaches, October's results suggest that appropriately priced homes within these neighborhoods may continue attracting considerable attention.

Northstar Village

Northstar Village recorded two condominium sales during October, totaling $3.2 million in transaction volume. The transactions ranged from $775,000 to $2.425 million, illustrating the considerable diversity of ownership opportunities available within the Village.

Big Horn 509, a one-bedroom residence, closed at $775,000 after 112 days on market, slightly below its $798,000 asking price. Meanwhile, Great Bear Lodge 302, a three-bedroom residence encompassing approximately 2,534 square feet, sold for $2.425 million after an extraordinary 350 days on market. The property originally entered the market at $2.595 million before ultimately finding a buyer.

The extended marketing periods reinforce a trend observed throughout much of 2026: Village buyers remain particularly sensitive to pricing, HOA expenses, and competing resort inventory. Even highly desirable properties offering immediate access to skiing, dining, and resort amenities may require patience when seller expectations exceed buyer perceptions of value.

Still, Northstar Village continues offering something exceptionally difficult to reproduce elsewhere in Tahoe: true walk-to-ski convenience and turnkey resort ownership. With ski season approaching, seasonal demand may provide renewed opportunities for sellers, particularly those willing to position their properties competitively.

Mountainside

Mountainside did not record any closed sales during October, following September's notable $6 million Ritz-Carlton Residence transaction.

Given the community's relatively limited inventory and highly specialized luxury offerings, uneven monthly activity is not particularly surprising. Mountainside encompasses a diverse collection of ski-oriented properties, from contemporary single-family residences to luxury resort accommodations, and individual transactions can significantly influence monthly market statistics.

The community continues occupying a distinctive position within Northstar's luxury landscape, offering exceptional ski access, contemporary architecture, and curated private amenities. As winter approaches, buyers seeking true ski-in/ski-out ownership may find Mountainside particularly compelling. However, with limited inventory and a relatively small ownership base, some of the most desirable opportunities may emerge privately or with minimal market exposure.
